It is with great pleasure that GRC Property Management introduces the ease of Search, View, and Contact in regards to your rental property needs.

You can browse the current available listings and click on any rental to view pictures, the size of the rental, a description, and any other information that pertains to it.

The Contact Us tab isn’t strictly for viewing a property. Current tenants can use it to submit repair orders, 30-day notices, or as a “suggestion” or “nice comment” box. Any feedback will be appreciated and issues will be addressed as soon as possible.

Frequently Asked Questions

1.I’m interested in one of your properties, how do I apply?+

You have two options. One is to print the application under Documents. Complete this and bring it to our office at 4710 North “W” Street, Pensacola, Florida 32505 along with your driver’s license, two recent pay stubs, and $40.00. Within 72 hours, we will have an approval or denial for the application, depending on rental reference. You can also fill out your application in the office.

2.My rent is going to be late, is that okay?+

We charge late fees for late payments. If you know you cannot pay on time, contact your property manager and let us know what day you expect to pay. We can calculate the late fees that will be due per your lease. Please remember, though, that you can be evicted if your rent is not paid in a timely manner.

3.Can I get a pet after I move in?+

All pets must be approved in advance. You must check with the manager to see if the owner will consider a pet, and arrange a pet agreement. Having a pet that is not disclosed is a violation of your lease agreement and can lead to eviction, so ask first.

4.Can we have an outdoor pool or trampoline?+

Insurance companies prohibit trampolines and pools as they pose a liability for the homeowner. Sorry, these things cannot be allowed; they could cause the owner’s insurance to get canceled.

5.Can I make upgrades to the rental property I’m leasing?+

Before making any changes to the property, contact your property manager to get approval from the owner.

6.What if one of my roommates moves?+

You will still be responsible to pay the rent. It is possible to make a substitution, but this must be approved in advance. Please contact the office to correctly remove the roommate from the lease and make sure that it is okay prior to a roommate moving.

7.What am I responsible for doing as routine maintenance at my rental house?+

Please refer to your tenant handbook for more details. You are generally responsible to change the AC filters at least monthly, to keep the yard cut and watered, trim shrubs regularly, and handle minor maintenance for the property. Of course, if you break something, you will be charged for its repair. Call your property manager with any questions about maintenance. You can also submit a maintenance request online for any maintenance problems.

8.What do I do at the end of my lease?+

If you plan to continue in the property at the end of your lease, you must sign a new lease. There are times when a month-to-month arrangement can be negotiated with the approval of the owner.

9.What do I need to do to let you know I am moving?+

We must have a 30-day written notice. Also, move outs are for the end of the month. If you would like to move out in the middle of the month, you may do so, but you are still responsible for prorated rent up to the date of vacancy.

10.What if I have to break my lease?+

Per your lease agreement, you will be charged a break lease fee.
